Building Consent Inspections
The inspection process
During processing of the building consent application we will determine what inspections will be necessary to enable us to be satisfied on reasonable grounds that compliance will be achieved. Each inspection will be identified along with the requirements for that particular inspection. A list of inspections will be attached to your building consent; in the form of a ‘ required items’ letter.
How to book an inspection?
Building inspections are booked through the Customer Service and Information team on 03 314 8816 or via email at firstname.lastname@example.org (do not contact the building inspector directly).
Inspections are undertaken by appointment only.
You will be required to provide us with the following information when booking an inspection:
• building consent number
• site address
• name & phone number of contact person on site
• date and time the inspection is required (am / pm)
• type of inspection required
Prior to concrete pouring. Please email surveyors siting and engineers certificate (if required) to email@example.com prior to inspection
Prior to concrete pouring. Please send compaction certificate to firstname.lastname@example.org prior to inspection
Prior to any wrap/roof cladding/soffit. All framing and fixings in place including internal hold down and bracing. If you have a ply or cement based rigid air barrier and this is your wall bracing and/or top plate tie this is to be in place also
Pre- Clad wrap
After wrap/rigid air barrier and sill tapes are in place but before window and soffit lining installation. No battens, flashings or cladding on.
Mid clad/ masonry
Windows in, flashings on, battens in place and cladding partly installed. If you have sheet cladding, have some sheets on, if you have board or brick cladding ensure half of it is at about half height
Must be weather tight and prior to lining interior, cladding to be complete or rigid air barrier installed (ensure that no water can penetrate inside e.g. exposed window heads), insulation in place, plumbing complete, tiled corner shower fixings on, air seals and backing rod in place (inspectors will test for backing rod)
Prior to interior plastering starting and after all bracing fixings being completed
After completion of tanking application and prior to tiling. Please have product detail available on site if different to plans. Please send tanking certificate or PS3 (if required) to email@example.com prior to inspection
Prior to backfilling drains. Please have water test on
Job complete. Things often missed at final are steps in and out of building, ceiling insulation not tidy, wet areas not sealed, leaking showers, effluent fields not fenced, paperwork not supplied, previous site instructions not verified as being completed, water test results, no smoke detectors or not working or wrong location
Inspections by others
Sometimes it is necessary for specialists to conduct inspections in addition to the inspections carried out by Council. If a specialist inspection is necessary you will generally be advised on the Building Consent documents.
Typically these types of inspections may involve having a geotechnical engineer confirm ground stability, or having an aspect of specific structural design checked by a registered engineer. Please ensure you read inspection requirements and are familiar with them before commencing work.
